ABOUT THE PROJECT

Overview

Starken AAC Sdn Bhd part of the Chin hin Group operates a complex manufacturing facility producing Autoclaved Aerated Concrete (AAC), with a wide range of critical equipment including ball mills, agitators, transfer cars, and cutting systems.

To improve maintenance efficiency, reduce downtime, and gain better visibility into asset performance, Starken AAC implemented a centralized Computerized Maintenance Management System (CMMS) using Fiix.

The Challenge

Starken AAC faced several operational challenges due to manual and fragmented maintenance processes:

  • Heavy reliance on Excel spreadsheets for tracking maintenance activities
  • Disconnected systems for work requests and maintenance records
  • Limited visibility into asset performance, downtime, and maintenance history
  • Difficulty managing preventive maintenance, calibration, and corrective actions
  • Inefficient tracking of spare parts inventory and usage
  • Lack of centralized data for decision-making and performance monitoring

These challenges led to inefficiencies, increased downtime, and limited ability to implement proactive maintenance strategies.

The Solution

  • Starken AAC implemented Fiix, delivered by EDMS Consultants, to digitalize and centralize maintenance operations.

    Key Implementations

    • Centralized asset and spare parts registration across all equipment
    • Digitized work order and service request management
    • Automated preventive maintenance scheduling and tracking
    • Enabled real-time access to asset data, maintenance history, and inventory
    • Implemented maintenance cost tracking per asset
    • Provided dashboards and analytics tools for performance monitoring
    • Enabled tracking of KPIs such as MTBF and MTTR
    • Improved inventory monitoring and spare parts optimization

Business Outcome

  • By implementing Fiix CMMS, Starken AAC successfully transformed its maintenance operations into a centralized, paperless, and data-driven system. This resulted in improved asset visibility, reduced downtime, optimized inventory management, and enhanced decision-making, ultimately driving higher operational efficiency and ensuring consistent equipment performance across the production line.
